Market Trends – Orange County Real Estate

Tracking November 2011 to January 2012

Real Estate markets are always changing and it is important to keep up on the latest trends and developments in the market you may want to buy into. Since November, the number of houses listed in Orange County, CA went down by 18.5% with over 14,000 homes in November to less than 12,000 this month in January. However, this comes as no surprise when we consider some of the recent real estate trends over the whole country. The National Association of Realtors track real estate trends, and in the last few years, January has been the month that has set record or near-record sales. The trend will probably continue to decline, as April through July tend to see the highest sales. This season is when kids finish out semesters, when the weather is nicer, and when it is generally most convenient for people to move. Condos, new homes, foreclosures, and properties have gone down in number of listings. However, the number of short sale homes have increased. If you would like to see all the short sale listings in Orange County right now, visit Orange County Short Sales. Short sale homes all over the country are increasing in numbers due to the current economic conditions. RealtyTrac has found that short sales account for 12% of home sales nationwide. That has increased from the 10% in the same quarter of last year. This general trend in our country is no different than what has been happening in Orange County. Orange County is typically one of the more expensive markets, which may be why this trend has been especially true in this area. Orange County’s average home value is $530,400 which is quite a bit higher than the $384,200 that rest of California is at. The median income in Orange County is not much higher than the rest of California, with only a 15% increase.

Condominiums are the type of home that had the biggest decrease in number in the last few months. Condos are extremely popular in California, Orange County in particular. Starting in January, Condos begin to really step up in sales. Condo buyers want to get into their new homes and get ready for the beautiful California summers and beach fun. The Nicest Homes In The World

By nice, this article is referring to expensive.  But these homes are expensive for good reason.  Read on just to learn about a few of the extras that are available.  If you want to see the homes for yourself, just follow this link right to the page that I’m talking about Orange County Luxury Homes

Orange County California is one of the most desirable places in the world to live because the area essentially has perfect weather year round, loads of young booming businesses, and some of the most beautiful views anywhere in the world.

One of these homes which is going for $37 million in Newport Beach, sits on 13 acres of luxury estate. Some of these luxury homes are brand new, and have never been occupied. If you are looking for real estate which overlooks beautiful canyons, city light and distant ocean views, then these are the homes for you. For vehicle enthusiasts many of these homes have ten garages and more. These properties feel like you have escaped the world, and entered paradise, many of these gorgeous estates in Orange County include vast expanses of mature gardens, terraces, private water features, lakes, tennis courts, vineyards, a wine cave. For the equestrians looking for a home, it isn’t hard to find a horse stable and riding area, and gatehouse.

Personal services in these Orange County Executive homes include a concierge, housekeeping, and even engineering support. It isn’t uncommon to have a spa, mosaic pool, and loft rooms which are perfect for romantic dining. Just about each one of these homes are nestled on beautiful bluffs with retractable walls for open air, and magnificent lighting systems and environmental controls are integrated into these homes as well.

The extras aren’t even close to ending there, you can enhance these beyond anyone’s wildest dreams. Opportunities include the capability of adding guest and accessory buildings. These homes can become a great area to host visitors from around the world, as you can create your personal compound and resort experience, unlike anything else in the world.

California is a wealthy area, but Orange County is excessive.  The state has over 200 homes for sale that are over the ten million dollar mark, Orange County (where 1 in 12 Californians live) has 1 in 4 of those homes.  Time to look for a pay raise if you want to live in any of those homes.  Best of luck!  Don’t worry, you’re not alone, these are my California Dream Homes.
